Rising prices and shrinking inventory in the Chicago metro have shifted leverage toward sellers, but buyers who understand local market data, structure competitive offers, and time their search strategically can still negotiate effectively in the western suburbs.
For Chicago buyers considering a move to Oak Park, the challenge in 2026 isn't simply finding a home. It's knowing when to compete, when to negotiate, and when the numbers no longer make sense.

For the fifth year in a row, we've partnered with Habitat for Humanity to host build days where volunteers from across the company work together to help meet the urgent need for affordable housing in Chicagoland. Each year, we strive to expand the size and scope of this event, and on Friday, September 11, 2026, we reached a new milestone with our biggest build day yet.

Build day is just one facet of how Baird & Warner gives back. In collaboration with the Chicago chapter of Habitat for Humanity, we've aligned on A Partnership for Good — a multi-year vision to strengthen communities from the ground up.
"I am so proud of our company and all of you for making giving back part of how we do business every day," said Lucy Baird, Baird & Warner's chief stewardship officer. We're delighted to see how this event continues to grow and to help even more people achieve their dream of homeownership.

Chicagoland's unique neighborhoods on the North Shore include suburban communities like Highland Park, Winnetka, and Wilmette. Each thriving community has its own character, with plenty of ways to enjoy the North Shore this fall.
